Marriott hotel

Four-story, 116-room Marriott hotel on 3.85 acres near FM 2147 and U.S. 281 intersection. Building will be 59 feet tall. Developer is Houston-based SLTX Capital. Project has been in works since 2022.

Sovian Restaurant & Cocktail Lounge

European-style steakhouse with cocktail lounge focusing on traditional dishes from South of France and Italy. Features dining room, lounge area, private dining room, and 2100-bottle wine cellar. Chef Vira is owner of La Riv Wood Fired Italian.

The Butcher’s Daughter

Vegetarian cafe and juice bar expanding from LA and NYC locations to Austin’s South Congress. Will occupy former Trudy’s Del Mar and South Congress CafĂ© space. Offers all-day breakfast, stone oven pizzas, sandwiches and plant-based menu items.

Insomnia Cookies

Cookie chain opening new location on South Congress Avenue. Construction expected to complete April 1, 2026 with estimated cost of $240,000. No specific opening timeline announced yet.

Buffalo Wild Wings

Buffalo Wild Wings opening in the Hutto HEB center. Construction set to begin in February 2026 with completion seven months later. The permitting process began last October according to the mayor.

Local Foods

Local Foods is opening their second Austin location in downtown Austin, taking over the former Wu Chow space. The restaurant focuses on fresh food with lunch, all day, and weekend brunch menus, plus a small patio for espresso and pastries.

Phoebe’s Diner

Fourth location of homegrown Austin breakfast, brunch, and lunch spot expanding to Southwest Austin, replacing The Local. Minimal renovations required.

Buzz Treats

New ice cream shop offering regular and alcohol-infused ice cream, milkshakes, and shaved ice for kids. Construction started late last year and expected to wrap up by mid-June 2026. Working with partner Partg Shah.

The Juicy Crab

New Orleans-style seafood restaurant offering juicy combos, boiled seafood, fried baskets, and appetizers. Part of a chain with 40+ locations, at least 5 in Greater Houston area. Lease term starts March 2026.
